We work hard to simplify the process throughout the 6 Step Design-Build Process. While no two projects are the same, we try to follow the same process in both remodeling and new construction.
Our Process... is most likely quite different than other companies you may have used in the past. We designed our 6 Step Process around getting you a set price that will not change unless you change the scope of work. Take a look...
During the initial meeting, we will talk about your project and get to know each other. Make a list of questions to help you decide if we are a good fit for you and your family. Be prepared to talk about your goals for the project, scope of work, budget, and payment schedules.
Step 2. PLANNING
Once the initial budget and scope of work have been defined, the planning begins... If you already have plans, we skip ahead. If not, we will be happy to work with you to turn your dreams into a set of plans and construction documents. We will not set a timeline for this as we will take whatever steps are necessary to help you realize your dreams. An appropriate design fee will apply. If your project isa renovation or addition, we may need to incorporate an exploratory phase here where we open up some walls and ceilings if necessary to determine the best course of action and feasability (a fee may be required for this as well). Once the plan is completed, we will provide you an estimate with allowances for your selections at this point most contractors move forward with contracts and construction leaving you to figure out the rest.
Step 3. SELECTIONS
This is where we really begin to set ourselves apart! Now it's time to go shopping. We want to remove all the variables and determine your price based on the selections you choose. You control a large portion of the budget here. You can go for bargain basement or high end. What's your style? Rustic or elegant... maybe a combination of the two? Modern? You make the selections! We are there to guide you along the way. We can also provide you with one of our Interior Design Partners to help if you would like that (fees will apply). We will suggest suppliers & vendors we routinely work with, and do our best to help you stay within your budget; but ultimately, it is your choice. No cookie cutters selections, or tiered menu options. You get what you want. Plain and simple.
Step 4. PROPOSAL & CONTRACT
The result is a Proposal with a set price. With the proper amount of diligence we can now provide you with real numbers quoted by contractors who have been to the site and know what your selections are. Real numbers based on your choices take the place of allowances and guess work. You will know what the bottom line is and it will not change unless you make the changes.
Step 5. CONSTRUCTION
Now that the hard work is done, you are free to step back and enjoy the building process. Bring the kids out and put your hand prints in the walkway because you aren't worried about tile and grout choices. Those selections were made months ago. Come build a tree house for the kids with scrap lumber or take on that project you wanted to do yourself. With no more decisions about cabinets, countertops, backsplashes or plumbing and electrical fixtures, you will have time to focus on the things you need to do, like getting ready to sell the house or buying new furniture. You have many things to do, but selections will be the furthest thing from your mind.
Step 6. FOLLOW UP
We stay in touch once your dream home is complete. We don't anticipate problems, but sometimes things need adjustments or the movers dinged the walls. We schedule a 30 day and 90 day inspection in order to be proactive about addressing your needs. After that, we are always a phone call away!
